Why Siding Requires Maintenance

Siding can become damaged in a variety of ways. The most common cause of siding replacement is moisture under the siding. The likely cause of moisture buildup is due to extreme weather. Hot to cold temperature fluctuations with improper insulation force condensation to form. (This can sometimes be due to improper maintenance or installation as well.) Condensation between the siding and exterior layer of the house allow harmful mold and mildew to build up.

Siding will become weathered over time. Weathering and warping may cause gaps in pieces of siding and between siding panels and windowpanes and doors. Cheaper siding will become faded, chip, and crack much sooner than thicker, more expensive siding. Often, we also see siding damaged by insects and other pests, storms, and, of course, accidental dents and punctures.

How to Maintain Your Siding

Power Washing

Power washing is efficient, but if done improperly can severely damage your home. Water from the power washer can accidentally be sprayed within the siding and penetrate the wall of your home easily.

 

Replacement

Sections of damaged siding can be replaced. Cracks, holes or buckling can be a quick few-day process depending on the severity of the damage. Vinyl, wood, or steel siding can be cut and bent into place to match existing siding.

Scrubbing

There are brushes specially designed for scrubbing areas of siding that are particularly soiled. Soap and commercial-grade cleanser can make your siding look brand new again.

Painting

Wooden siding needs to be painted otherwise the wood will become damaged without a protective sealcoat of paint.

 

 

How Long Does Siding Last?

Vinyl – Vinyl cost between $1 and $10 per square foot so vinyl siding varies widely in quality. Generally, depending on thickness from .40 to .55mm, vinyl siding will last from about 20 to 40 years.

Wood – Wood siding can last 100 years with proper maintenance. However, wooden siding requires more maintenance and painting/sealcoating every 8 to 10 years. Without maintenance, this type of siding is more susceptible dry rot, mold, and pest damage.

Steel – Steel siding is the most expensive option, but is generally guaranteed to last the lifespan of the house from 50 to 100+ years.

Brick / Stone Veneer – At $9 to $17 per square foot (and a higher installation cost) it is another more-expensive option. However, its longevity and curb-appeal can raise the overall value of your home.

Soffit and Fascia Replacement

Soffit is the ceiling leading under the roof to your house – the small area that you stand under when it is raining outside. If you have any damages, you will know by looking up at this area. If there are any gaps, warping, cracking, or missing panels – it is time for essential soffit replacement to keep your roof and attic sealed. 

 

Fascia means “face forward” it is the flat front-facing section between your roof and the soffit. This area is easily damaged. It is susceptible to damage because it is such a thin strip of paneling that it can easily warp or pop out of place.  Small gaps in your fascia or soffits can let small critters and weather into the interior of your home. If any damage appears, it is best to have it replaced as soon as possible.
